Super Jumbo Loans offers the private banking programs for residential purchase, refi or construction on primary, second homes or investment properties and loans on investment grade security accounts.
Standard Private Banking Program:
Loan amounts: From $ 500,000 to 20,000,000 plus, we will consider lower for an attractive borrower. Providing a borrower qualifies for the program we would offer a loan.
Loan Products:
Fixed Loans, HELOC, Asset Based Securities Loan
Loan Terms:
5, 7,10, 15, 20, 30 year fixed
Unacceptable Property Types:
* Cooperatives
* Time-Share Projects
* Unimproved Land
* Hobby Farms
* Manufactured ( Mobile ) Homes
* No Property on a Land Lease, or Not Fee Simple
* No Commercial Property
Income:
AGI income, business cash flow, asset dissipation and annuitizing cash reserves acceptable in qualifying as income.
Qualifications:
For this level of private banking we need the CIS form to reflect the following criteria to accept a borrower.
* Scores over 680
* Cash reserves of at least 10% of the loan amount
* Personal and/or business tax returns to support the debt service
* Bio on the borrower that reflects a good candidate for private banking

80% / to $2,000,000
70/75% to $3,000,000 CLTV
65/70% from $3,500,000 $4,000,000 CLTV
60/70% from $4,000,001 – $5,000,000 CLTV
55/65% from $5,000,001 – $6,000,000
Above $6 million is case by case
Second Home LTV:
85% / to $1,000,000
70/75% $3,000,000 CLTV
75% from $1,000,000 $1,500,000 CLTV
65% from $1,000,000 – $1,500,000 with Cash Out
65/70% from $1,500,000 – $2,000,000 CLTV
Max Cash out on 2nd homes is 350,000
This Program Does Not Allow:
* The use of Irrevocable Trusts
* No blanket loans
* No short refi
* Refi of property listed on MLS
This Program will Allow:
* Short sale purchase
* Ref with short sale on credit ( after 4 years)
* Yes to tax liens or liens from contractors
* Yes to multiple investment properties
* Yes to construction loans
* Yes to borrowers in the industry as a doctor, lawyer, realtor or developer ( but still case by case )
* Investment property purchase or refi
* Refi or purchase in the name of a family trust or LLC
* Blanket Mortgage on the Premiere Private Banking level
* Residential developers loans for builders

The conventional alternative would be the stated income loan, and as long as the borrower cash flows we will consider that as income.
